A municipal lien search is a property search provided by either a city or county that usually includes: Code violations (building and land), recorded and unrecorded liens and payoffs, special assessments, utility balances and liens, and open permits.
A H.O.A. Estoppel comes from a homeowner’s association and provides information on a specific property as to delinquent balances owed to the association including legal fees, recurring payments, violations, utility balances and special assessments.
A zoning letter is to verify in writing the development standards, regulations, permitted uses and exceptions applicable to a specific property.
A Business Tax Receipts (BTR), formerly Occupational License requires any business selling merchandise, or services to purchase a BTR before it opens for business. It is a license to do business in the state.

Ginnie Mae announced it will implement additional pooling eligibility requirements for Department of Veteran’s Affairs insured or guaranteed mortgages. Ginnie Mae detailed the changes in an All Participants Memorandum. The action comes on the heels of the financial regulatory reform bill that was signed into law May 24. The law prohibits Ginnie Mae from guaranteeing securities backed by certain loans. |
Closing times have risen nearly a full week since the spring of 2016, finding their highest mark since February 2013, according to the latest report from Ellie Mae. Overall, average closing times in 2016 were the longest since 2012.
